The availability of rental houses has increased in many major cities.
Data analysis of 20 district capitals and autonomous regions in Portugal shows that the rental market supply grew in 16 of them over the past year. Significant increases were seen in Viseu (a doubling, or +116%), Viana do Castelo (92%), Porto (71%), Beja (67%), Braga (62%), Aveiro (61%), Guarda (61%), Coimbra (57%) and Lisbon (54%).
Increases were smaller in Santarém (45%), Leiria (38%), Évora (29%), Setúbal (20%), Castelo Branco (16%), Bragança (13%) and Faro (9%). These figures come from idealista, a real estate marketplace.
Conversely, the number of rental houses decreased in Ponta Delgada (-2%), Funchal (-5%), Vila Real (-24%) and Portalegre (-50%) between the first quarter of 2024 and the first quarter of 2025.
